My husband and I had the pleasure of working with Brad and Lauren Seaman on our recent condo purchase in Pacific Beach. From our first meeting, it was clear that Brad has a sharp sense of the real estate market in San Diego and a smart approach to looking for properties. He encouraged us to consider areas beyond our target neighborhood but never tried to force us into anything we were uncomfortable with. And in the end, when it became clear that Pacific Beach was the location we hoped to stay in, we felt even more confident in the decision having seen what else was out there.
During our search Brad and Lauren both helped us to navigate listings on our personalized MLS portal and answered all questions promptly. Brad was also available at a moment's notice to get in for showings when new listings came up. This proved crucial to our eventual success as Pacific Beach has a highly competitive market where there is little inventory and, more often than not, multiple offers made on a single property. We did make two offers before our third was accepted, and during all three, Brad was always very realistic and honest about expectations while positioning our offers in the best possible way. On our third and final offer, we were ready to go in higher than the list price but, after speaking to the selling agent, Brad felt confident we could close the deal for less. Ended up saving us about 16k! In short, he displayed a clear understanding of how to work through the challenges of a nuanced seller's market.
We would highly recommend working with this versatile team! Although we live in an area where it can feel impossible to beat out investors and all-cash buyers, Brad and Lauren always made us feel like finding our dream home at the beach was within reach. Brad, Lauren and their team are amazing! My husband and I were starting to look for a home in Poway last Oct. but we weren't quite ready to sell our condo and buy a new house at that time. Brad and Lauren didn't pressure us to sell and buy, they told us that when we were ready, they'd be ready to help us. We asked them to show us a few homes before the holidays, which they were more than willing to do. When we were ready (after the new year) we let them know and they hit the ground running. Brad met not only with us but with our lender as well to discuss the best options for us. When we listed our condo Brad recommended to list it in a certain price range to have it sell quickly. Not only did it sell quickly (less than a week) but it sold for $20k over asking price! We were so thrilled! When it came to buying our new home there wasn't a lot on the market, my husband and I were a little disappointed and kind of stressing out about it. Brad went above and beyond and found us a home off market in a great neighborhood in Poway. It had almost everything on our checklist which was awesome! We got it for a great price which left us money to do some remodeling before moving in. Brad also referred us to a great contractor which made the process seamless and pretty stress free. Words almost can't describe what a lengthy and stressful transaction Brad helped my partner Tiffany and I through, but I'll try. I was referred to Brad by a mutual acquaintance and I'm so glad it happened. Brad helped us find a house in San Diego. I thought of some nice areas that we were familiar with in our price point. After looking for a while Brad's knowledge of the entire San Diego area brought us to a new area that we actually really liked geographically and would have never thought of. We ended up finding a great house with way more bang for the buck with great reselling features we originally didn't even think of. Then a big issue with closing the deal came up but Brad worked with the seller and with his awesome real estate transaction skill set, he was able to keep everyone calm and moving forward toward the goal of getting the house sold to make the seller happy and keeping us as the buyer as we loved the house more and more as we pictured it as ours. Buying a home for the first time is pretty overwhelming, with terms you don't really understand, tons of paperwork that you really should read but you just "glace at it" because there's millions of pages, numbers, costs and percents OH MY! BUT...... never fear Brad Seaman is awesome! He is understanding, confident, and professional. He is willing to answer questions no matter how big or small, which is nice when are a first time buyer and there's a lot of unknowns.
When Brad and I were looking for a condo for me we looked at dozens. There were one or two that I thought I really liked, but being a first time buyer I knew little about properties and HOA's. Lauren, Brad and their team are the best!! They go above and beyond to take care of their clients. They set up custom searches for us, and we found a house on Sunday morning we liked. Debbie met us later that day to show us the home, which ended up being the one! My house in Rancho Bernardo sold in less than a week with multiple offers, while I was away in New Jersey for a family trip. Brad and I kept in close contact the whole time, despite the time difference. We reviewed all of the offers when I returned home, analyzed each one and accepted the best one for our situation. He kept me abreast of things each step of the way and continues to do so as we go through escrow and the final closing.
He also helped me with the purchase of my new home! His buyer's agent, Debbie, took me to see 51 homes over the course of several months! If Debbie was away, Brad was there to show me homes when I needed him. Not once did I feel pressure to buy a home. We looked in many different areas and they both took the time to point out pros and cons in each area and every single home we viewed! When it was time to make offers and schedule inspections, Lauren was there to step in when needed. I was never wondering what was happening, when was a document going to arrive...things were constantly moving in the right direction. This is not normal service. Not many agents provide this kind of service, with so much attention to detail.
Brad knows exactly what is going on with the lenders, the escrow companies, the title companies, the inspectors, the appraisals, and the other agents involved on the other side of the transaction. Brad Seaman was the best possible realtor for my wife and I as first time home buyers. From our first meeting Brad was friendly, professional, and responsive. We hadn't even made the official decision to buy a house when we started looking for properties, but we had an idea of location and budget. Brad took our preferences and showed us five houses in three different communities: all five fit our requirements and were appealing as well. He helped us weigh the pros and cons at each open house without being overbearing or trying to make a decision for us.
After that first day we felt comfortable making an offer on a house he showed us, but after a frustrating, drawn-out series of negotiations with the seller the offer fell through. Brad was by our side through every step of the way, responding to our questions and need for advice even while on vacation overseas. For our procedural needs while he was gone, Brad entrusted us to Randy Jones who was also a ready and willing aid. My wife and I also spent a good amount of time out of town (in separate locations) but Brad was able to flex for us by ensuring all necessary documents were available for digital signature.
When our first offer fell through we immediately went ahead with an offer on an identical property. Brad worked closely with the listing agent, kept on top of deadlines and buyer requirements, talked us through the plethora of documents, and we smoothly closed on time within 30 days of the initial offer. He met us at the house for the home inspection and after the property was essentially secured met us there again to walk through with a general contractor to get a bid on work we wanted done. As an experienced realtor and as someone who has done multiple house renovations, Brad was able to give us sage advice from paint to flooring when it came to updating the house.
Overall, our first home-buying experience was better than we could have hoped for and it was directly because of Brad and the competent people with whom he surrounds himself. If we end up selling our home down the road, Brad will be our first choice of listing agents.
I am so relieved our favorite painter referred us to Brad and Lauren. I knew we needed help to get our house ready for sale and I was overwhelmed. Our first meeting I knew they were my saving grace.
